August to November Maintenance Calendar for HOA Homeowners

Cooler mornings are on the horizon here in Spring, Texas, which makes it the perfect time to get ahead of fall maintenance. A little prep now means fewer surprises later, lower utility bills, and a home that feels ready for the season. At Maison Property Management, we’re all about simple, practical steps that protect your home and keep our communities looking their best. Use this friendly calendar to plan your fall fix-ups!

Late August–September: Cool-Weather Prep

Tune the A/C and swap filters. Book a quick HVAC check and put fresh filters in (1–3 months is a good rhythm). Set a fall schedule on your thermostat so it isn’t working overtime at night.

Flip your fan direction. Most ceiling fans have a small switch on the base. Set blades to clockwise on low so they pull cool air up and push gentle warmth down when temps dip.

Tighten the envelope! Check weather-stripping, door sweeps, and caulk around windows, hose bibs, and vents. Gaps that look “small” still let in drafts and humidity. A $10 roll of foam can lower your bill more than you’d think.

Clear gutters and downspouts. Scoop out leaves, run a quick hose test, and make sure water lands several feet from the foundation. If not, fixing now will save you in the long run!

October: Keep Water Out

Check your roof and trim from the ground, no climbing needed! Look for curled shingles, rusted flashing, or peeling paint.

After a shower, walk the yard. Standing water near the slab? Add soil to create a gentle slope away from the house and clear any blocked swales.

Light the paths: Days get shorter, trips to the trash cans don’t. Test porch, pathway, and garage lights; replace dim bulbs and clean cloudy lenses.

November: Safety and Savings

Tes smoke and CO alarms. Press the test button, swap batteries, and check manufacture dates. Ten years is the typical replacement mark, but you can never be too careful.

Do a dryer vent clean-out. Lint buildup slows drying and is a fire hazard. Pull the hose, vacuum lint, and clean the exterior flap so it closes freely. This is often overlooked but can make a huge difference in safety!

Check your water heater before it gets cold. Drain a few gallons to flush sediment and confirm the temperature setting. If your unit sits in the garage, an insulating jacket can help.

Fireplace check. Wood-burning? Schedule a sweep and confirm the cap is intact. Gas logs? Check the igniter and have the line inspected before that first cozy evening.

General Upkeep & Safety

Targeted power-washing is great for patios, mildew-prone siding, and driveways. They can look new with a light wash!

Pest prevention is always a good idea. Seal gaps with steel wool and caulk, trim shrubs off the siding, and store firewood on a rack, not the ground.

Create a simple storm kit. Flashlights, fresh batteries, bottled water, basic tools, pet supplies, and printed contacts in one easy-to-grab bin
